Broadrayne Farm

Broadrayne Farm is home to The Yan, a 7-room boutique hotel with The Yan Bistro. 4 self-catering properties (The Cottage, The Woolloft, The Smithy and The Byre). 2 self-contained Glamping Pods and various other public facilities detailed below.

The Yan

The Yan at Broadrayne Farm is large three storey converted barn built circa 1870. The hotel can accommodate up to a maximum of 25 members of the public within 7 bedrooms. These bedrooms are situated on two floors of the hotel, the ground and first floor. There is also The Yan Bistro which is located on the lower ground floor. This can seat up to 42 guests.

We have two bus stops which are located just outside of the hotel on the main road (A591). The first one is Town Head which is 200m North. The other one is at the Travellers Rest Pub which is 400m South.

The closest train station to the hotel is in Windermere. This is approximately 11 miles from The Yan. Both taxis and regular buses run from this station. We are on the number 555 bus route.

There is also another train station which is approximately 21 miles away from us, this is Penrith Train Station.

The farm and hotel driveway is a typical farm driveway with rough gravel stones up a hill

(1 in 20-30% slope) to the farmyard and hotel. The car park, roadway and hotel front entrance are largely compacted gravel. We recommend the use of torches to assist safe walking at night.

 

Arrival and Car Parking facilities

The car park is surfaced with compacted gravel. Parking spaces are individually marked by half round fixed wooden poles on the ground.

We have a clearly signposted one-way system for all vehicles when driving around the farm. This is to minimise any risk for pedestrians and vehicle users when moving around the farm. Signs are also displayed around the farm to request a maximum speed of 5mph.  

There is a single row of car parking spaces which is located directly in front of hotel main entrance, this enables guests to unload their luggage within a few metres of the hotel. All parking onsite is free of charge for guests when they are a resident of the farm. This includes hotel guests, cottage guests or glamping guests.

Each room, cottage or glamping pod is allocated one space. If an extra space is required, then an additional charge of £10 is incurred.

We ask that guests park sensibly to allow other cars to pass. Non-residents visiting The Yan Bistro may also park onsite for free for the duration of their visit.

 

Entrance and Exits

The main entrance of the hotel is at the rear of the building. To gain access, there is a double fronted doorway with one unlocked door which opens inwards to a porch space, within the porch there is a bench for guest use.

The second door is accessible via a keypad which is displayed on the wall, left-hand side of the door, this is 125cm in height. Both doors have a width of 82cm. To exit the hotel there is a push button to unlock the door, this is 136cm high from floor level.

There is a small slate step which you must step onto before entering the hotel. This is 9cm in height.

The entrance to The Yan Bistro is at the side of the building (South). The Yan Bistro is on the lower ground floor and has approximately 14 steps to get down, this is comprised of 7 steps, then a mid-level followed by a further 7 steps once turning 90 degrees round the corner. These steps are 19cm in height with a depth of 22cm and a length of 120cm. This is excluding the last step down into the bistro which is a height of 21cm. At the bottom of the steps there is a door which allows access into The Yan Bistro. This door has a width of 74cm and opens outwards, there is a door strip over the entranceway. A  single iron handrail is located on one side to assist in walking up and down the stairs. Each individual step also has specially designed non-slip tread applied to it.

There is another entrance which can be used to gain access into The Yan Bistro if easier for the guest. This is the chalet door which is located at the front of the building (West) with two steps into it. The first step is a slate step which is 9cm in height and 33cm in depth. The second step is 17.5cm in height and 10cm in depth.  The door is 74cm wide and opens inwards.

 

Smoking

Please note that this hotel is strictly non-smoking. We have a designated cigarette bin which is attached to the wooden post at the top of the entrance steps to The Yan Bistro. We kindly ask that all cigarettes are to be extinguished and disposed of using the bin provided. Your care and attention to this issue is much appreciated.

 

Children

Anyone in charge of children of any age are asked to ensure that their child is always supervised. This is to prevent them from harming themselves or disturbing any other guests.

Our rules are in place to ensure that no damage is done to the hotel, farm property or fellow guests’ property.

 

Office

We have an office which is occupied from 9am-5pm. Past 5pm our phone lines are still available for enquiries up until 9pm.

Our office staff are on hand to answer enquiries and help guests with any issues they may have.

Emergency contact details to be used outside of the above hours are supplied to all Broadrayne Farms guests in each room or property in the information guides.

The office is located directly in front of the main entrance to the hotel, (East) of the building. The entrance of the office has two steps up, the first step is 13cm in height and 33cm deep. The second step is 24cm in height into the office. The door opens outwards and is 69cm wide but can be opened to 144cm wide with the double doors.

 

Lounge and public areas

The lounge area within The Yan is for hotel guests use only.

The lounge area is a designated place which allows our hotel guests to relax in a more social setting outside of the bistro. It has two large sofas in and four single chairs. The guest lounge is split across 2 levels with a step of 13cm height in the middle. There is a table on the left-hand side of the lounge which displays a QR code on. This QR code allows guests to order drinks into the lounge to enjoy without the need for a staff member. The sticker also displays the password for the guests Wi-Fi. The hotel has good mobile reception for most UK network providers. The Yan Hotel guests have access to phones in their rooms. These are for internal use only and do not call an outside line. There is a door with a width 72cm of which can be used to gain access to the 3 rooms on the ground floor. All our doors are soft self-closing.

 

The Stairs

To access the stairs there is a door located off the lounge, this door has a width of 77cm. There are 13 steps up to the first floor (6 steps, small landing of 85cm wide and 173cm long, an 180 degree turn then another 6 steps). Each step is 22.5cm in height and has a depth of 23.5cm and each step to the first floor has a non slip tread the width of the step to create extra grip. The first floor is where 2 standard and 2 deluxe rooms are located.

The bistro is on the lower ground floor which can also be accessed through the internal stairs, there are 13 steps down into the bistro from the ground floor, (6 steps, small landing 92cm long and 85cm wide, 1 step of 20cm high, small landing 92cm long 90cm wide, an 180 degree turn then final 6 steps). Each step has a height of 19cm and has a depth of 23.5cm.

 

The Yan Bistro

The door to the bistro from the hotel opens into the bistro and is 79cm wide. The Yan Bistro has a total of 12 tables. 10 of these are low tables which all have a height of 77cm. There are then two higher level tables. One which is in the centre of The Yan Bistro and has a kitchen view, this has a height of 99cm. Our other high table is in our chalet area, this has a height of 96.5cm. The Yan Bistro compromises of 2 large areas separated by Bi-Folding Doors which are always open, there is a short tread separating the two rooms on the floor which is encased in rubber and clearly visible on the floor.

There are 2 toilets in the bistro that can be accessed through 2 doors, the first of which is 74cm wide and opens into the toilet area. The larger of the two toilets has a doorway of 82cm wide and opens outwards, there are baby changing facilities in there. The space is large enough for a wheelchair however there are no grab rails inside. The second smaller toilet has a 74cm wide door which opens inwards.

 

Hotel rooms

There are 7 hotel rooms in total. 3 of them are on the ground floor and 4 are on the first floor. Each hotel room door has a width of 74cm. Each room contains a super king size bed in as well as a sofa that can be made into a bed which is 40cm high, a put up table 69cm high, 2 bedside tables and a dressing table 72cm high, which is neatly stacked with a kettle, teas, coffees, mugs cups and fresh milk also with a chair of 41cm high. In a standard room the distance between the wall and the bed is 70cm, between the bed and the sofa is 57cm and between the bed and the window is 42cm.

All the beds are made up with fresh white linen.  Each room has hanging space as well as a chest of drawers so that guests can neatly fold away their clothes for the duration of their stay.

All the rooms have carpet in them which is a shade of grey.

All hotel rooms have an ensuite bathroom the door is 74cm wide and opens inwards. Each bathroom has a walk-in shower (75cm wide and 127cm long with a 5cm lip around the edge, it is a 5cm step into the shower, entry to the shower is 51cm wide), a toilet, and a basin in. The bathrooms have wooden laminate flooring. Each bathroom has a stock of locally sourced Pure Lakes toiletries which consist of hand wash, body wash, shampoo, hand and body lotion, as well as a hand sanitiser on the bed side table.

 

Drying Room and bike storage

This can be accessed from the car park. It is to be used by hotel guests and staff members only. To ensure this is this is the case, everyone has their own individual pin to gain access to this.  The pin for this is the same one that guests are individually given for The Yan porch door, the cottages or the pods for the duration of their stay. These codes will be sent to you on the day of your arrival (hotel guests) or 7 days before (pods and cottage guests).

This room has concrete flooring the door is 84cm wide and opens outwards, there is a small 7cm step into the room. As you walk in, on the right-hand side there are hooks on the wall which are to be used for hanging bikes. At the back of the drying room there are washing lines which are to be used for drying clothes on, there is also a clothes rail on the left-hand side with coat hangers available for use. The room itself is 332cm long and 233cm wide.

 

Great Rigg

There are two steps onto the decking of the pod, the first step is 17cm high and 28cm deep, the second step is 12cm high. The decking itself is 320cm wide x 205 cm deep. The door into the pod opens outwards and is 85cm wide, there is a small 6cm lip. The door to the bathroom opens outwards and is 74cm wide and there is an 18cm step into the shower, the door to the shower is 39cm wide. The bed is 65cm high and you can only enter from the foot of the bed there is no space either side. The kitchen worktops are 90cm high with the fridge being 83cm high and the oven being 87cm high. The table is 73cm high with the chairs being 47cm, and the sofa is 43cm high x 79cm deep.

 

Seat Sandal

There are two steps onto the decking of the pod, the first step is 25cm high and 30cm deep, the second is 19cm high. The decking itself is 315cm wide x 230 cm deep. The door opens outwards and is 85cm wide, there is a small 6cm lip. The bathroom door opens outwards and is 66cm wide. The step into the shower is 18cm high, the entrance to the shower is 39cm wide. The bed is 65cm high and you can only enter from the foot of the bed there is no space either side. The kitchen worktops are 90cm high with the fridge being 83cm high and the oven being 87cm high. The table is 73cm high with the chairs being 47cm, and the sofa is 43cm high x 79cm deep.

 

The Byre

There are 2 steps into the byre the height of the first one is 14cm, it is 31cm deep and 135cm wide. The second step is 26cm high including the lip of the door frame, 26cm deep and also 135cm wide. The door is 80cm wide with the door opening inwards. The kitchen/dining/living area is open plan. The sofa is 50cm high x 65cm deep. The dining table is 77cm high and the chairs are 45cm high. The worktops are 87cm high, the highest cupboard is 148cm off the ground. The byre has a fridge freezer, the fridges handle is 84cm high with it being 190cm to the top shelf, the freezers handle is at 81cm.The microwave is 147cm high with the buttons being at 130cm. The door into the bedroom is 72cm wide and opens inwards. The king-size bed is 62cm high with the narrowest space between it and the wall being 29cm. The door to the bathroom is 67cm wide with the door opening inwards. It has a separate bath and shower, the bath is 60cm high. The shower tray is 7cm high, the shower itself is 65cm wide by 89cm deep and the entrance to the shower is 72cm with a door opening outwards.

 

The Fold

The fold is accessible from the car park, there is a gate which is 96cm wide and 11 steps down, which are 20cm high and 41cm deep with a larger step part way down which is 98cm wide. It is also accessible from the other side of the farm through a gate which is 90cm wide, there are no steps on this side. There is a small slate step into the property which is 6cm high and a lip on the door frame which is 5cm high, the door itself is 80cm wide. The door to the bathroom is 58cm wide with a 21cm step into the bathroom which is a wet room style, the shower is a 3cm step down.

 

The Woolloft

There are 2 external stairs to the Woolloft the first of which is 15cm high and the second is 14cm high with the depth of both being 18cm and the width is 87.5cm. The width of the external door is 86cm and it opens inwards. Both bedrooms and bathrooms are downstairs and there are 11 stairs internally each stair is 18cm high, 26cm deep and 81cm wide.

The width of the door to bedroom 1 is 76cm and the door opens inwards. The kingsize bed is 53cm high and the distance between the bed and the wall at the narrowest point is 60cm. The door to the ensuite is 68cm and the door opens inwards. The bath is 53cm high, there is no shower.

The width of the door to bedroom 2 is 75cm and opens inwards. The height of the bed is 68cm (it can be twin beds or a superking) and the distance to the wall from the bed at the narrowest point is 57cm. This room has a dressing table which is 77cm high. The width of the door to the ensuite is 68.5cm and opens inwards. The bath is 42cm high.

The door to the shower room is 69cm wide and opens outwards. The shower tray has a lip of 4cm, it is 73cm wide and 71cm deep, the door to the shower is 63cm wide.

The door to the kitchen is 76cm wide and the door opens inwards. The worktops are 91cm high, the bottom of the cupboards comes to 88cm with the top being 140cm high. The fridge is 89cm and the freezer is 85cm high, the oven is 121 cm high, the microwave is 140cm high. The table in the kitchen is 76cm high and the chairs are 44cm high. The living room and dining area is an open plan space, the dining table is 75cm high and the chairs are 44cm high, the sofa is 42cm high.

 

The Cottage

There are 2 external entrances to The Cottage the first one is via the front door which is located through the garden from your parking space, the second is through the kitchen door.
The front entrance has a 3cm lip into the porch, the doors open 114cm wide and open inwards. There are two further lips stepping into the front door, the first 4cm and the second 5cm high. The front door measures 79cm wide

The kitchen entrance has 2 sets of stairs to it both with 2 steps each. The first set of stairs are 13 and 10cm high, 45cm deep and 137cm wide. The second set consists of two stairs, 15cm and 14cm high, 45cm deep and 137cm wide.

The external door is 91cm wide and opens inwards.  In the property there are stairs internally leading to both bedrooms and one bathroom, each of the stairs are 16cm high, 23cm deep and 77cm wide, there is also two steps from the kitchen to the hallway which are also 16cm high.

The door to bedroom 1 is 80cm wide and opens inwards, the height of the single bed in this room is 68cm and the distance between the bed and the wall is 101cm. The door to bedroom 2 is 79.5cm and opens inwards. The Superking size bed is 61cm high and the distance between the wall and the bed is 48cm. There are a set of dressing draws in this room which are 81cm high.

There is one bathroom in this property which is next to the bedrooms. The door is 75cm wide and opens outwards. The height of the bath is 58cm, there is a shower over the bath and a shower screen, so the entrance to the shower is 109cm. The height of the toilet is 46cm and the height of the sink is 81cm.

The worktops in the kitchen are 92cm high, cupboards are 86cm high, the fridge is 87cm high and the freezer is 84cm high. The oven is 108cm high and the microwave 154cm high. The dining table and chairs are in the kitchen, the table is 77cm high and the chairs are 47cm high.

The Cottage is unsuitable for individuals with physical impairments.

The Smithy

There are 2 external entrances to The Smithy, the first one being the main entrance via the front door located at the front of the building, in front of the designated parking space. The second is via the lounge door leading to the garden of the cottage.

The front entrance has a 4cm lip into the entrance of the cottage. The front door measures 81cm wide and opens inwards.
The lounge entrance has 2 sets of stairs down to the door measuring 28cm wide and 15cm high. The lounge door measures 68cm wide and opens inwards.
The Smithy property is a one floor property consisting of a bathroom, bedroom and lounge kitchen area.
The door to the bedroom measures 80cm wide and opens inwards. The height of the king size bed measures 60cm high. The distance between the bed and the wall is 37cm.

The door to the bathroom measures, 79cm wide and open inwards. The height of the bath is 59cm high with a rain head shower over the bath and glass pivot shower screen, the entrance to the shower is 93cm. The height of the toilet is 41cm hight and the height of the sink is 80cm high.

The door to the lounge kitchen area is 79cm wide and opens inwards. The height of the worktops in the kitchen area are 89cm high, the cupboards are 84cm high, the fridge is 86cm high and the freezer is 82cm high. The oven is 98cm high and the microwave is 148cm high. The dining table and chairs are located in the kitchen 69cm high and chairs are 48cm high.

Farm traffic and equipment

The hotel is no longer a working farm; however, the surrounding land is leased to farmers. This means that farm equipment including tractors and trailers do occasionally have to circulate the farm. Children must always be supervised to prevent any risk. The perimeters of the farm has traditional Lakeland walls which are boundary walls only and are not to be used for access to any areas.

 

Ball games

Ball games and anything similar are not permitted at any point. This is for health and safety reasons.

 

Livestock

There is some livestock around the farm. This means some risk is posed regarding being bitten, pecked etc. by poultry, sheep, or dogs. The risks are reduced if people follow health and safety regulations and acknowledge signs on gates which state “no access”.  Most poultry is free range and therefore should be treated with respect. Risks will be minimised if they are not feeling threatened or scared by guests.

The farm animals are not tame or domesticated so guests are not to engage with them within close quarters. Please do not enter the fields at any point.

We ask parents to accompany children when going to view the poultry. We also advise that guests are extra careful in spring and summer as some of the livestock are more protective throughout this time and therefore can be aggressive.

 

Fire escapes

There are four designated fire escapes in The Yan, the hotel porch door which automatically unlocks when the fire alarm sounds, both doors out of the chalet and the central door in the bistro.

The fire meeting point for all properties and guests is the gate to the north side of the farm at the far side of the lower level car park.
